Basement Floor Cracks?

Generally, concrete floor slabs are not structural. Concrete floors naturally crack during curing due to shrinkage. Actual crack widths shall be determined using a wire feeler gauge* inserted inside the crack. Cracks resulting from normal shrinkage are acceptable; however, cracks in excess of 4 mm in width are not acceptable. Since the concrete floor slabs do not have to carry the load of the building, shrinkage cracks are generally considered aesthetic. Where vertical or lateral movement is evident, further investigation may be required. Where repairs are necessary, colour and/or texture will not match the surrounding concrete “Moister, Gases and possible Raydon could leach through the cracks.” Before your basement reno seal the cracks,


Mold is a lower form of plant life that can settle and grow on any outdoor surface. Mildew is a form of mold that grows on damp surfaces. Mold spores are similar to seeds, but cannot be seen until colonies form. Air currents, insects, animals and water transport the spores easily. Due to mold’s adaptability and large number of species, it is very hard to control and impossible to totally eliminate. In order to form visible colonies, mold needs food, moisture, and temperatures typically between 4C and 32˚C. Hard and painted surfaces are not a food sources for mold, but can collect food in the form of dirt and debris such as the overflow from flowerpots and gutters. Wood decking can also supply moisture and if the gaps between deck boards are too small or clogged. “ CLEAN TWICE A YEAR” Mold occurs readily outdoors and may return in some environments despite proper cleaning and preventative measures. Get It Inspected recommends cleaning outdoor surfaces twice a year (spring and fall are good examples). All exterior building materials require cleaning. Periodic cleaning of exterior surfaces will remove dirt and pollen that can feed mold. If mold colonies appear, clean the surface with a wash containing a detergent and sodium hypochlorite, commonly known as bleach. This chemical will remove the mold, but please be aware it will also lighten the wood on the surface. If the surface has not been cleaned regularly, it may require several treatments with the wash to completely remove all mold colonies. Always apply these products to a DRY surface. Applying to a wet surface will significantly reduce the effectiveness of the cleaner. NEVER mix any other cleaners (ammonia, phosphoric acid, etc.) with bleach. Using a hose and warm soapy water with a soft bristle brush (1500psi pressure washer can also be used for basic cleaning).
